Indian property listings almost always advertise built-up or super built-up area, the larger, more flattering figure, while the actual usable floor space inside the walls, carpet area, is what a buyer really lives in and what RERA now requires developers to disclose. This calculator reverses the standard loading-factor formula, it divides the advertised built-up or super built-up area by one plus the loading factor (the percentage added for walls, common areas and amenities) to recover the true carpet area. Enter the advertised area and the loading factor stated in your sale agreement, or a typical 20-35% if it isn't disclosed, and see exactly how much of what you're paying for is actually livable space rather than shared or structural area. Because loading factors vary significantly between a simple standalone building and a large amenity-rich complex, use the actual disclosed figure from your builder's RERA filing whenever it's available rather than a generic assumption.
