Homebuyers often budget only for the down payment and forget that closing costs, lender fees, title insurance, appraisal, attorney and escrow charges, add a further 2-5% of the purchase price due at signing, a gap that catches many first-time buyers short right before closing day. This calculator takes the home price, your planned down payment percentage, and an estimated closing cost percentage, then adds the down payment amount to the estimated closing costs to produce the total cash you need on hand at closing. Because closing cost percentages vary by state, lender and loan type, the tool lets you adjust that input directly rather than relying on a single fixed rule of thumb. Running a few scenarios with different closing cost percentages before you shop for a mortgage helps you avoid a last-minute scramble for funds and gives you a realistic number to compare against your actual Loan Estimate once you're under contract.
