About this calculator

Homeowners often underestimate how much borrowing power they've built up simply by paying down a mortgage and watching property values rise, and lenders don't lend against your full equity, they cap borrowing at a maximum combined loan-to-value ratio. This calculator subtracts your outstanding mortgage balance from your home's current value to find total equity, then applies a maximum LTV percentage (typically 80-85% for most lenders) to your home's value and subtracts the existing mortgage again to arrive at the realistic maximum you could borrow through a home equity loan or line of credit. Rather than confusing raw equity with actual borrowing capacity, two figures that are easy to conflate, it separates them so you know what a lender is likely to approve before you apply. Adjust the max LTV input to match a specific lender's published limit for a more accurate, lender-ready estimate.
