About this calculator

Two listings with wildly different total prices can actually be priced the same on a per-unit basis, and the reverse is just as common, a cheaper-looking property can be the worse deal once size is factored in. This calculator divides a property's total price by its area to produce the price per square foot, the standard metric buyers, sellers and agents use to compare listings, neighbourhoods or even the same property over time regardless of how big or small each unit is. Enter the property price and area (in square feet), and it returns the rate instantly, saving you from doing the division by hand across a dozen listings or spreadsheet rows. The single caveat that matters most is consistency: comparing a price built on carpet area against one built on super built-up area will produce a misleading gap even though the underlying math is correct, so always confirm which area definition a listing uses before comparing its rate to another.
