How this is calculated
Total commission = Sale price × Commission %; Agent share = Total commission × Split %; Net proceeds = Sale price − Total commission

Assumptions used in this calculation

  • Commission on sale price only: Net proceeds subtract only the commission, other seller closing costs (legal fees, outstanding loan payoff, transfer taxes) aren't included.
  • Flat split: Assumes a single flat agent-split percentage applies uniformly, actual brokerage splits can vary by price tier or agent agreement.
