Assumptions used in this calculation

  • Commission on sale price only: Net proceeds subtract only the commission, other seller closing costs (legal fees, outstanding loan payoff, transfer taxes) aren't included.
  • Flat split: Assumes a single flat agent-split percentage applies uniformly, actual brokerage splits can vary by price tier or agent agreement.

About this calculator

Sellers frequently focus on the headline sale price and forget how much of it disappears into commission before it ever reaches their account, while agents need a quick way to show a client exactly what they'll walk away with. This calculator applies a commission rate to the sale price to find the total commission owed, then splits that commission by an agent's agreed percentage to show the agent's individual share, and finally subtracts the full commission from the sale price to reveal the seller's net proceeds. Instead of working through a percentage calculation and then a further split by hand, both figures appear together so a seller can see the real number and an agent can see their own take from the same deal. Because commission is only one of several closing costs, legal fees, outstanding loan payoff and transfer taxes aren't included, treat the net proceeds figure as a starting point rather than the final amount you'll receive at closing.

₹60L sale price, 2% commission, 50% agent split

Result: Net proceeds = ₹58,80,000
